Is interesting as I am unleveraged with high teens cap rates as a portfolio average. I look to buy a bunch more then tap the HELOC on my home.. If prices still cheap then start leveraging like the greedy big boys and keep repeating till I get burnt out I guess.. You're sounding an awful like what the RE Crash board regulars have been saying since the crisis shifted from outright depression in 2008 to the Fed and the paperbagholders are fucked by the middle of 2010. Can't say I disagree as I too believe it is gonna happen just don't want to run my life and business making a bet on when it happens.. Most of the regulars there in recent years were crushed by the crash in miners and parabolic rise in the averages. Almost as if Goldman Scuks orchestrated the hole thing knowing full well so many permabear, goldbug, antiObama factions bet heavily the entire time and got to eat a lot of crow by now.. I believe very much in a 16-18 year RE cycle on a macro level coupled with recession, credit crisis and inverted yield curve. Think 1990, 2008, 2??? If we chop it in half given the extraordinary fed intervention and housing bubble 2.0 at our doorstep that should condense this cycle maybe looking at 2017 the earliest<g>
