Topper,
I expect the REIT's to outperform in a recession, but if business clamp down on spending, airlines and hotels lose revenues rapidly. Shopping slows down some, self-storage,power retailers and apartments are pretty steady . Office and Industrial should be steady unless the recession is severe.
On the other hand, if a recession is caused by inflation that the fed has to battle with high interest rates, the underlying inflation will increase the rents and property values, in which case real estate will be a better investment than regular stocks.
