Been looking at Austin data points this week and blows me away how fast things continue to move. The population and job growth overwhelmed what there was of the shadow inventory years ago so it feels a lot like a Phoenix or Orlando was at this stage in 2004. You just don't have the continual pain and overhang to this day either with the general population like the fast growth markets that zoomed and then crashed last time. More the can do animal invincible spirit in Austin people probably feel these days will feed the frenzy. New construction of single family in the move up market is going crazy.
