I did the homebuilder shorting thing in 2006 and subprime in 2007. Peanuts net net just glad I am way ahead of what I put in a long time ago. Most of it has been cashed out by 2011. I wish I could just buy more rental houses with that remaining cash and keep a tiny amount in the account ready to pounce in the middle of the next recession. But if there is no housing bubble to cash out RE no need to invest big into stocks for me. So overall is all win/win for me regardless. Party on CNBC without me...lol
