I believe much of the fatter margins were due to the nice appreciation at the higher end of the market in 2013.

The article was talking about gains, not profits so I don't know if margins were fatter in 2013. We have to assume that the majority of flippers are making profits, or they would leave the business. And yeah, its due to nice appreciation at the higher end which is due, in part, to the shortage of inventory.
