2012-14 reminds me a lot of 2002-04 only the more affordable sub markets in many cities especially middle America and south haven't participated yet and seem to be closer to the lows in price even today.

I am not sure the two periods of time are all that comparable..........even here, there are a lot of people still underwater esp in the areas that have more affordable housing. And for all the talk of multiple bids and overbidding and hot markets, if houses aren't priced right here, they sit on the market. I think the housing market is recovering but I don't think its as strong as some pundits think.
