RE is so local and how you buy and manage. I buy mostly 3 bedroom ranch houses in blue collar hoods. I am in about one third of replacement cost today my payback usually 5-7 years hope to continue to buy until the reflation bubble 2.0 wave hits everywhere in my huge state.. Higher end in large cities I would agree with you destined to crash but need some triggers be it another recession, much higher interest rates and (or) overbuilding. Right now net worth of US is double what it was when Clinton left office. Party on top 10% probably another 2-4 more years. Seeing more and more low down and 100% cash out refi's for people with lower credit. Recall fed started raising August 2004 took three years before things really started rolling over..
