All that's left is to tear down existing unprotected structures and build new.

There are cranes everywhere doing just that or remodeling existing structures. There are still plenty of undeveloped areas near the ballpark which is where most new development has been going on. Hell, they plan to put a new arena just down the street. Next they can plow under the slums between AT&T Park and Candlestick and put in more high rises.
