I am sticking with what I do best. As long as the cap rates or nice equity going into the deal.. Still this seems like an opportunity here later this year..

This stuff a house of cards and we are deep into this economic cycle already.I would bet most beaten down sectors stage a nice bounce back the next few years. Look at the last cycle fed started raising rates August 2004. Dow Transports broke our nicely in 2006 to new highs and retested it twice more into mid 2008... Lots of great swing trades on year end tax selling for at least 2-3 years.. Bet the averages make modest net gains the next few years but with much more volatility until the inevitable downturn....
