The top is never know until later but one doesn't have to know the top or the bottoms to make money.
Hard money returns of 10-12% compounded or rental real estate returns of 15-25% when banks and T-bills are barely paying 1-1.5%!! It works wonders for wealth accumulation.

Regarding timing, we are about 7-8 years from the last top and new construction has not met current demand. I think we have another 5 years or so before we have to worry about a top at least in Florida. That's just my WAG but keep making that cash flow and you probably will not care as all your rentals will be free and clear by then.
