I think I had one at a similar rate in the early 80's in Florida...wanted that place badly and got out of the loan rate as quickly as I could. Now lots and lots of large?, variable helocs out there imho, plus credit card debt and a quarter point could be treated as "austerity" by potential car buyers, etc...it is all relative.

Re Santelli and perceived insult...none intended, my apologies and my mistake if you thought that...know better.

saying I sound like Santelli is truly an insult

Small worry. Rick is unlikely to learn of the incident.

A quarter point could be absorbed, even several quarter point hikes spaced out over time. A lot of Americans are maxed out on credit cards and other variable rate loans tied to that rate, and will feel the pain. They can't go 'full Volker'!
