dudes a title examiner in an abstract versus a title insurance state

..a glorified escrow agent that operates in backward states that don't use title insurance

..they lobby to keep their states using a medieval system of job security for their ilk, where every transaction is required to have a title "attorney" generate a new abstract of title to legally convey an interest rather than simply insure title from a historic data base
