I saw that this AM. A Private Equity company doing a "Buy-under". I thought I had some shares but must have sold it or it was another similar REIT located in the Midwest.

The positive take away is you found the value but a sleazy Private Equity took it from you. I guess if insiders have a large position in the common shares, there will be a vested interest for them to get the highest price but that does not always work either. I find having an activist investor in the stock as a better owner (on my side) as they will deal a harder bargain.

Time to move on and find another value buy. Be happy you made some money as I had a Buy Under where I actually lost dollars.

Re IRC - I agree it looks like a take under. I wonder what motivated management to sell out now at such a low price.
