Hi Jack, In Wisconsin and here in Houston the building trades have been so slow that any demand increase can not be met. Most skilled trades guys are 50 + and most have taken secure factory jobs. The growth / demand if it ever shows will cause price escalation faster than most ever expect. I think we are on the cusp of huge inflationary forces. It will catch all by complete surprise - as we enter the global "things are expensive every where". May well be living in the good old times right now ! BWDIK Bob
