All,

any input on debt: 30MM 7.15% due 2004 and 12MM 7.27% due 2006 of
FSII. Can it be now refinanced? Should save 100-200K each year.

BTW, Joel Elftmann is highly regarded in the industry for comeback
also noticed he along with others did not get any bonus in 97 and
I think had 10% salary cut for fiscal tightning program. That is
really nice and responsible.
