Landlords in Los Angeles are building an incredible number of apartments in Los Angles, and upgrading commercial buildings because interest rates are low, as are construction costs. The economics on these new projects can allow them to remain idle for fairly long periods of time before demand catches up with supply.

New apartment and retail mixed use construction is especially prevalent around the new subway stations currently being built, and they'll lease for good rates and provide good value to renters who work downtown.

Small 2 bed 1 bath homes are being replaced with homes double or triple the size and all modern instead of 70 to 100 years old with serious functional obsolescence.

It's a very healthy market here.

Most of the retail tenants don't move far when they leave a building, often moving a bock to another building owned by the same landlord, but already upgraded.

This is an ideal time for builders making new housing and more attractive retail.

If you were here, and you had the capital, you'd be making a lot of money.
