Donald Trump’s financial success is key to his public image. It's the core appeal of his candidacy.

But just how rich Trump is remains a mystery.

"I started off in Brooklyn, New York, not so long ago, with a small loan, and built a business that today is worth over $10 billion,” Trump said Wednesday.

But credible estimates put that figure at less than half of what Trump claims.

"Donald Trump is worth $4.5 billion," said Dan Alexander, who has covered Trump's wealth for Forbes magazine.

Alexander says the discrepancy is over the true value of the Trump brand.

Trump’s tax returns would shed light on his finances. But he's refusing to make the documents public.

It's a break from modern political tradition that is providing an opening for Trump’s Democratic rival, Hillary Clinton:

"You have to ask yourself, what's he afraid of?” Clinton said Tuesday, while campaigning in Ohio. "Maybe that we'll learn he hasn’t paid taxes on his huge income?"

In fact, according to public records, Trump apparently paid zero in federal taxes at least twice because he lost money operating his many properties.

Another reason why Trump might be reluctant to hand over his tax returns: they could show a surprisingly low income.

“I think that Donald Trump probably doesn’t make as much in income as he would like people to believe," said Alexander.

"Part of that is just the nature of being a real estate guy. And when he’s filing his tax returns, I’m sure that he’s trying to drive the income numbers down so then he has to play fewer taxes. But, to somebody like Trump, he might think that actually is a bad look for him," Alexander continued. "To the average voter, they probably look at it and say, 'Hey, this guy’s been saying he’s so rich all the time, and this doesn’t actually show it.'"

Trump, for his part, says he’s being audited by the IRS and won’t release his tax returns until it's over.

He says he doesn’t expect the audit to be complete until after the November election.
