Best indicator is the trend in months inventory on the market. I know most of USA single family now has only a few months inventory where is land constrained or not feasible to build competing product. Some are above the six months threshold but that is the exception. High end overbuilding of condos in many cities from San Francisco, NYC and Miami has resulted in 10+ months inventory is a red flag to declines in prices in those submarkets in a major way.. Guessing this will be taken care near term as long as stock market stays elevated and interest rates remain so low
