Lol. Currently I have zero real estate exposure so perhaps I can stand some exposure here provided TBNC does not significantly expand that part of the portfolio. But what you are telling me does not sound remotely sustainable. Doesn't Dallas have any energy exposure in all of this?

Sold some small cap/OTC bank stocks - BKUTK and CARE. Made a small profit on the former and a good one on the latter. CARE's result this year have been nothing to write home about. Both are quirky companies.

These banks need higher interest rates. I am wondering if the interest rates will ever rise before the next recession.
