The demand isn't homegrown. The housing market is getting to be like the currency market. Here in Atlanta there are outside investors swooping in from Canada or the Middle East to buy up properties as investments. That's one reason renting has become so popular - as you say, homegrown buyers are getting priced out by yield investors. This is fine so long as that is a good place to park your dollars, but what happens if another investment and/ or currency becomes more attractive? The speculators are different from last time, but they are speculators nonetheless. The good news is I think there is still less leverage in the system since many of these buyers have hard cash to invest.
