I see it all the time....the buyer and bank gets a clean title insurance policy at clsoing of the purchase..... and the closing company which has done (abstracted) the title and certified to the bank and title insurance company misses a discharge, or a mortgage or some other lien which causes a cloud on the title.....the title insurance company comes in and cleans it up at their expense.....
