Just check if it is insurable first. best to use a name brand Title outfit that has resources.
Mom n Pop Title could go under with a few major losses.
I would be cautious if you were going to flip it.
If you're long term buy n hold and keep tour TI policy at the value of the home you should be OK.
You can collect rent while you wait for the Title company to grind it out in the class action.
Worse case you get your original purchase price back or the higher amount insured prior to any lis pendens being filed.
