15% cap rates usually work out unless a war zone. Are you still finding them? Here in FL no more like that though rents now so high, leverage low so is far from a repeat of 2005-06 YET. Only mortgage debt outstanding the one debt category has failed to keep up post financial crisis. GOP will change that I am sure in the next few years

If this Elroy person was the same person around here a decade ago should look at a HOV or BZH type here soon. Might be poised to rock in this up cycle in residential home construction lower and middle end only now gathering momentum as the numbers finally work in fast growing sunbelt markets.

I guess in the middle of the next recession we look at airlines again? Shit could have made well over 10 times our money holding longer from 2008..

One country to look at Egypt can buy the ETF 70% off the highs with inflation roaring in the high 20% range.
