If I read this estimate correctly, ALL costs are included. For the lode mines, capital costs/resource oz. are $73 and the production cost is $126/oz, or total cost of $199 per oz, and they used POG of $295 to get the $96/oz net. So seems to me you dont have to deduct any further costs. Also, with the pp shares currently being registered, the shares outstanding are 45MM--not 60MM.
