Many metal roofs in this area, of similar vintage. Just have to paint them every 4 - 5 yrs. and make sure they're vented. Otherwise they rust from the inside AWA the outside. New ones don't require painting, due to special coatings. A little pricey, but worth it. Have heard very good things about longevity of the quality tile roof (in western & southern states). For roof types, with skilled contractors to install and maintain them, in this region? Only slate is significantly longer lasting. Don't even want to think about what one of those would cost! Iso
