You are right. Also Private Equity has short term outlook that may see cherry picking of good assets and sell the rest. In the Brookfield case, they already are a major shareholder in GGP, so by taking private they own the FFO and can manage the distribution accordingly (w/i the REIT/LLP).

Any other Private Equity deal would need more investigation as to the long term strategy for creating value from the real estate. Buffet invested in the new REIT formed from Sears. The big dollars are from the repurposing of some of the real estate but that take time and city/county approvals.

Like it was said up thread, the key is driving more traffic to these stores. Lot's have been done creating a community square type development w/ stores on 1st floor and urban housing and/or office space on 2nd/3rd floor. Store w/i store concept has worked pretty good for Macy's and Malls have been developing destination stores/services including restaurants, theaters and even fitness/Yoga centers. Every property has different potential.

One thought I had was spare parking for the driverless cars if/when they are approved for an urban center.

Drilling down on the smart money and their proposed projects might provide some insight as to where they see value and a business model that helps them monitize that.
