In the larger metropolises prices are higher. But for rural homes within commute distance or smaller cities across the country scads of older homes are for sale under $200k For a handy man who can do some fixing and clean up like tearing down a couple of old sheds and a few exterior repairs. Spending 20 to $40k on materials. Away from the big centers like Toronto , Montreal or Vancouver.

Places in central BC Saskatchewan or on the east coast there are numerous homes between 100 to $400k Just depends on how much a person is willing to do to them. $400,000 Not lavish homes but no different than what the average working family lives in. I really don.t believe prices are much different either side of the border.
In Canada the government CMHC home assistance program allows first time buyers to purchase with only a 5% down payment for their starter home. The 5% down program is not applicable to high cost luxury dwellings. And in some provinces, foreign property speculators who do not intend to live in the home, are hit with a 15% surcharge helping control flipping and artificial price escalation. BC being one of them.
