Single guy behind me died and the house sold to a "flipper" who remodeled the kitchen with everything new, was ready to re carpet and put it on the market. Meanwhile, a couple transiting friends of his showed up and he let them sleep in this empty house for a few nights because of the winter weather Fast forward several days and the housekeeper next door had stepped outside for a smoke and saw an accumulation of "frost" on the north facing side of the empty house. She noticed this for several days in a row before wondering if this was "right". Knowing the house was empty, she notified the HOA who contacted the absentee owner (the flipper). He came by to find the upstairs bathroom sink had apparently not been turned off completely and somehow the drain from that sink, which was enclosed in that same north side wall, had frozen and burst inside the wall. It was like that for well over a week, probably much more. The result caused a total gut of the first and second floor carpet and sub-flooring. All first floor dry wall down to the studs. The entire new kitchen, excluding appliances. The unfinished basement was flooded with several inches of water as it froze over the floor drain since the heat was off. There was little of value there except for furnace and water heater (both off) and the laundry facilities. That was some 5 years ago. Flipper had NO insurance for this event and the house sits. Gutted walls and, probably, mold everywhere. It's one half of a duplex and the next door side is considering legal action. I've since moved out of the state, but my old neighbors keep me posted. A lingering, expensive mess! Turn off the water!!!
