SKT. They are still building those outlets though. People love bargains, and some like to shop.

I'm one.

Ask your wife her opinion on JWN. My local Nordstrom Rack seems to have a bunch of shoppers (and buyers) in it no matter what time I go. Maybe a clue that the beat down stock might come back. (Otoh, Nordstrom Racks aren't as prevalent as retail Nordstrom stores.) (JWN: 3.2% div. yield and stock buybacks)

I dangled that one in front of my wife (a shopaholic) as a possible new position in one of her IRAs... her response surprised me: "I hate that idea. Outlet malls are toast"... reminded her that she has a slightly overweight TGT position... and she reminded me, she built her TGT position within spitting distance of a multi-year low for TGT... bottom line, am taking SKT off her watch list, but leaving it on mine.
Smart women. Look at SKT’s sales/Sqft. They have been falling and are quite low. SKT malls on a stage a b-malls in disguise. Avoid, imo. Pick TCO or MAC if you want to chose retail at all.
