And costs per bit of NAND based memory keep declining more than selling prices per bit.

This is just not true. We've recently gone through a period where sales declines exceeded cost declines. This is what happens when there is oversupply, which we've recently seen in a big way. If costs always declined in excess of sales price, margins would do nothing but continue to go up.
