Buzz: You're probably right. I was just thinking that for the most part we talk only to ourselves, and it may be beneficial to occasionally hear an outside view. It is sort of like betting on the home team. The betting line is always different in other cities. Regards, Carl - P.S. - any takers on a site visit? They have good food and warm weather in Charleston.

I likely have a lot more money involved here than you. My stock cert is framed and hanging on the wall across from the crapper at eye level ( along with three other masterpieces of invesment prowess ). As you, I have periodically interjected a little dose of reality into the discussion which has been politley and diplomatically ignored by the members. You've made your point. The survivors here are veterans and know what they are about and expect from the future. Thank you for your input....now run along. No one, me included, is going to fold or run based upon your warnings.
