Only improvements on real property are depreciable, not the underlying property.
You sure about that? I thought you could take deductions on the property itself, which represents a business asset that has value.

Intel, for example, builds fabs and expenses out the depreciation. Obviously that depreciation is on the value of the fab itself, not on any "improvements" to the fab.
