Re M - I guess they live another day. I don’t see the results as good. The SSS were up 0.6%, which is less than inflation. Gross margin and EBITDA was down. Their cash flow was way worse than last year. Redeveloping real estate takes a lot of time, capital and the returns at not that high, but value creating might be high. how do they make this visible. REIT structure? A captive REIT does not get a great valuation either, that has been tried before and doesn’t create a lot of value. I just see a lot of blood sweat and tears, for an uncertain outcome.
