Re Macy’s. my counter argument is simple - if you like retail real estate that much, why not invest in one of those very cheap A-mall operators TCO, MAC, SPG? They all look very cheap too me and a re pure plays and you don’t have to deal with restructuring a company (shutting down a retail operation, laying off employees, converting to a REIT structure etc), which carries enormous risk and may never be completed (because management inertia). Most of the time, I feel it doesn’t really pay to make things more complicated than it needs to be. If you have a thesis, try to find an as straightforward way to express it as possible and then go along with that.
