I'm looking at homes more in the Beacon Hill, Back Bay, and South End areas. Basically, the walkable areas. I'm also looking at the walkable areas in San Francisco like North Beach. Those are all the areas very near the tourist areas and the night life. When you look in Boston in those areas, you'll see listing prices coming down. That's different, of course, than Sales Prices coming down. So you are right, they are reaching too high in their initial listing price and then lowering them over time. That tells me we are at the beginning of price moderation. That's the event right before sales prices coming down. So I'm keeping my eye on it to see if that is a canary that tells me housing is finally going to roll over. Not there yet, but some very initial signs only.

That home you posted was beautiful, btw, but further out from the walkable parts of Boston.
