Bob, I used 12 years, discount a dollar sold 12 years down at 10% and then do the same for for closer years and you get not much more than 10% I have not done the actual DCF but if someone is interested, it would certainly not be $1800. Apart of that 80% of 1800 is less than 80%, I think you meant to say, 1800x .2 x 500000 = 180,000,000. and you might be right in that respect. That of course make the question as to why the market refuses to recognize this value more ominous. Zeev
