Larry, I do not think that the long term rates are going much higher than 6%, but it could take two three weeks before they turn back down. I do think that in a month these will be ack under 5.75% and by Early June we would have seen 5.5% and probably AG lowering the discount rate. I myself may refinance in the May June period.
