In HK, there must be mortgage insurance for mortgagee, automatically debited from bank account.

Second mortgages are difficult and require personal guarantee.

Do not know about foreclosure but it take two weeks to kick out offending tenants when rent not up to time per contract.

Home ownership is @ 49-50%. People do speculate with their homes, occasionally going short.
