Some of these REITs will disclose their Cap rate on new properties bought and or projects under construction. I then compare that to the long term interest rates 10 year and 30 year. With historical interest rates, the Cap rates look really good, add value (especially if REIT leveraged). FWIW, I do not like over leveraged projects/properties.

I look at revenue streams (especially from different projects/divisions) as a measure of future value. Rev PAR and AFFO for REITs. If those revenue streams are growing a big plus too.

When you throw a COVAD event into the mix, it really upsets the perceived value and future revenue streams.
