You are buying 62% of BV. You can not re build for that. Oracle moved their HQ out of CA and went to TX as did TSLA. You will see a lot more companies move into TX.

Certain types of companies will still need office and/or places to collaborate, develop drugs (think 3M in MN) using lab, and other specialty office uses. I suspect certain people will work from home (ie administrators) but others will need office on a few days a week basis.

For me, the value proposition is the cost to replace vs buying at a discount and finding tenants that may need custom retrofit and/or companies moving to TX and out of CA.

You need a smart management that can Buy/Sell in any market, identify long term tenants (like ORCL) and are willing to make custom specialty upgrades (like labs & research facilities).

You have to look forward over the valley IMO.
