yes u may ultimately be correct using that time frame. calendar year 2021 could really be it. do think some of that depends on stability of the financial backdrop - rates, inflation, market stability. not sure if the political environment matters per se - we have seen their cards and know what to do. also the covid picture.....are the current and future viral mutations the real deal with respect to enhanced infectivity, morbidity, and mortality or just natures "sense of humor" scheme to milk this this mess as much it can. not really sure. i told the family my timetable is written in soft stone and can be scraped off if necessary. ;)
