With the open space, and the homey feel... no reason it could not be an occasional charter for parties, or a low key restaurant... I assume that would still not be an overly difficult thing to do in Hong Kong... and pretty hard to beat for a new venue with a lot of existing name recognition... Likely not hard to move it upscale given the heritage... and the nicely done villa...fication. Looked at a similar project last year... but have it held as "future potential" as reality persists in imposing obstacles to hospitality...
