Predictably enough they side stepped giving any specific numbers for Chicago River North, the Source, Grapevine, AZ Mills, Aventura or MGM other than in generalities (ie better, worse or as we expected). What I found particularly amusing was when this RAINspeak would get confusing to the analysts either they or Brimmer would make arrangemnts to chat on the phone later. The purpose of RAINspeak of course is to beguile and confuse the uppity independent investor not upper management and the analysts. Anyway within that context MGM started off 'somewhat slowly' but due to construction on the walkways but has popped an instant 10+% increase since the walkway to NY,NY was finished. Also they are experiementing with serving breakfast as MGM right now supposedly to get ready for AK but it sounded like breakfast might stay a fixture at MGM as well.

Conversely AZ Mills, Grapevine and the Source received 'better than expected" ratings. River North as expected and Aventura a bit disappointing due to construction. England is improving steadily they say. Sorry, CA guys, they seem to speak particularly vaguely about South Coast but I think it was being lumped in the Tyson's/ Sawgrass camp.

Where Brimmer fell on his face was in trying to explain why the company is saying traditional malls will see a 10-15% drop insales the second year while Sawgrass and Tyson's are down 20% ( just began improving from that by a statistically insignificant amount in January too) .

Brimmer beat around the bush on how AK will affect the Village Unit but finally said he didn't think there would be much cannibalization. I should hope not!! Serving beef is bad enough.
