Today I sold ONL and used the funds to add to AMGN. ONL were shares that were spun off from O, these shares represented office properties and I had no interest in owning an office REIT.

Additionally, in looking to upgrade the portfolio, LANC has been an underperformer and the near term aspects aren't looking all that great.

In looking at the numbers I see where LANC has earnings growth expectations of 4.55% and next year is expected to show negative earnings growth. The yield is 1.98% but their dividend growth dropped to 6.7% with their last announcement. Given next year's lower earnings expectations, I can only assume that dividend growth number will come down even more.

ABBV on the other hand has earnings growth expectations of 12.20% and next year is again expected to show double digit earnings growth. It has a yield of 4.82% and its latest dividend growth announcement came in at 8.5%

So from my vantage point it appears I was able to upgrade the quality of holdings.
