I was trying to help one of my wife's friends and they were looking at a house in our neighborhood.

6 years ago the DOM were 180 days, now the scale is MOM (minutes on market) of about 180.

We were the Second showing of the day at 9am by 4PM they had 15 offers all over market.

The question is how hard the crash will be.

I was talking to a E7 at work . She told me she had 13 houses and and that she doesn't purchase anything less than $260K (this is in NC) so your local market may differ. I'm still scratching my head on who loans someone like her that kind of money (but I digress)

I have done relatively well but I haven't purchased a single property for more than 100k and my LTV are less than 50% on everything I've purchased and I still feel like i'm partially exposed.

However, I am the extreme exception to most of the real estate "investors" I speak too.

I call them "speculators" but they can't see it. They follow the "1%" rule and such. I will go years without purchasing a property because the numbers have to work (I wish I could say the same about my stock investments (I mean speculation)).

Well back to the E7, I have a feeling that she will be declaring bankruptcy in the next crisis because the debt pyramid is going to collapse when we have a currency crisis.

80% LTV isn't going to protect the banks this time, I don't even know if a 60% LTV will work. This next storm is going to be a CAT V.
