I have never seen a period where the home builders did well while rates were rising. Plus, consumer confidence has been dropping and is at pretty low levels. Yes, certain commodities, like lumber are falling, but most Americans have been priced out of buying a home. Inflation is rampant, just look at gold, silver, many groceries and crude oil. I think there is 1000-1500 points upside to SPX from current levels and then a decline over the next decade to under 1000 SPX. I am not sure where you get this secular growth story from housing. The bond bear is in its early stages and will devastate the home building market. No soft landing is coming from the Fed.
