I visited Burlington last summer and found it pretty crowded thanks to tourists, but the lakefront area was very nice. Not much industry, as you said.

Hopefully the remote work thing does start to bring life back to rural areas. When I drive across Virginia, I see dozens of small towns with lovely settings and nothing going on. They could all take thousands more people if there were something for those people to do. The stores, houses, apartments, etc. would follow.

I've committed to living in inner suburbia pretty much indefinitely, so the rural dilemma is just an idle curiosity that I trip over now and then.
