I have read through many many FBSes over the years, and can't remember an IRR even in the vicinity of 421%. In general I consider anything over 30% to be good and anything over 50% to be outstanding. With capex this low and funded out of cash flow, if they can execute their plans they might as well be building a new mint to make their own money. LC
