It's good size but not that fancy. Salt Lake is kinda high priced compared to here. Salt lake, Boise, Arizona, New Mexico etc got a lot of transplants that ran prices up.
That house here would probably be around $250-300k. Maybe 400-450 if great location/neighborhood.
There are areas around here where prices went nuts. When I was getting ready to retire, I started looking at homes in, (don't laugh), Mountain Home Arkansas. I was working with a realtor but wasn't ready to buy necessarily for another 6 months since my retirement was 7-8 months out. I was getting 10-15 listings every couple weeks with nice 2500-3000 SQ ft homes on 15-20 acres all under $70k, most in the low to mid 60s. Suddenly prices shot up to $300k+. AARP listed that area as a great place to retire and Californians flocked in running prices up. I switched gears and landed here instead.

Here's an older home but typical. 3000 SQ ft, 4 acres, around $300k
