People unfortunately are pretty dumb when it comes to buying homes. I drove my realtors nuts because I bypassed all the usual highlights and went straight to the attic, power box, plumbing etc.
I got a bargain on my Idaho house because the bushes were overgrown, it was an obnoxious shade of bright blue and the bathroom was painted for their kid complete with a Bart Simpson saying "clean is cool" on the wall.
I had everything masked off before we went to close. Soon as I returned, I painted the house, trimmed the bushes and painted the bathroom. In less than a day it was a different house curb appeal wise. It had a new heat pump and water heater. 6" well insulated walls. It was solid. I got it for less than half what people were paying for 2x4 walls, minimal insulation and old HVAC systems.
I never understood the curb appeal thing. Most people are going to change stuff to what they want anyway. It's like buying a car to restore. You just have to see what's possible and not get a lemon. If it's not rusted, has all the chrome and windows, you're golden.
